Storm Water Maintenance Program For Tuscany Park Estates

Our storm water runoff system was recently inspected by Pierce County. We have some areas in need of repair as well as our catch basins are over 60% full and need to be sucked out. We have ordered the first phase of our repairs; the catch basins and control valve housing will be sucked and jetted Thursday, September 28th for around $1000.00.  The pipe inside the control valve will need to be repaired. We have put bids out to reshape the Biofiltration ditch along 36th Ave Ct NW. There is a catch basin at the base of the ravine behind the detention pond that will have to be emptied by hand since it is not accessible by truck. Next spring the detention pond will have to be emptied of sediment at some a high cost to us, we have budgeted an reserve account to cover this cost.

09/2007 Update:

Catch Basins have been cleared...
Bioswale has been repaired and works...
We have not been able to complete the retention pond excavation due to the rain fall this summer. We do have the money to do it if the rains hold off, so we will get more bids on the project. It was decided that we can take the vegiitation out of the pond ourselves, but due to the fact that the soil maybe considered contaminated with run off wastes it will be necessary for us to hire a contractor to do the soil removal as the fines for not removing and storing the soil properly can run in the thousands of dollars.

Pierce County provides the maintenance manuals for download. I have placed their links below.

These documents are available in Adobe Acrobat format. To read and print, you must have the Adobe Acrobat Reader software installed on your PC. For more information, please click here.

In March of 2007 the trees in the bioswale were removed. We also removed the blackberry bushes from the front of the detention pond and cleaned up the mowstrip.
